It got people out of the hotel\/hostel quandary, gave locals a way to monetize their extra rooms and earn more income, and got tourists into different parts of cities, spreading the benefits of tourism around to a wider part of the community.<\/p>\n<p>It wasn&#8217;t the first company to do this, but it made this kind of travel widespread and socially acceptable. The idea of &#8220;renting someone&#8217;s home&#8221; is now seen, not as weird or unsafe, but as a perfectly normal way to see a destination. <\/p>\n<p>I\u2019ve been an Airbnb user since its early days (it began in 2008) and have had some wonderful experiences using the service: the Swiss couple who made and shared dinner with me, the folks in Paris who left me wine as a welcome gift, the retirees in Tours who put a candle in my breakfast croissant for my birthday, the couple in NZ who gave me veggies from their garden, and countless other wonderful experiences where I got to meet locals and learn aspects of life that I might not have otherwise. (I&#8217;ve also hosted some really fabulous people too. The site works both ways!)<\/p>\n<p>Over the last few years, I had gotten out of the habit of using Airbnb, instead staying with friends, in hostels, or <a href=\"https:\/\/www.nomadicmatt.com\/product\/guide-to-points-and-miles\/\" rel=\"noopener noreferrer\" target=\"_blank\">hotels on points<\/a>. However, while I was on my book tour over the summer, I decided to start using the service again.<\/p>\n<p>I was nervous about doing so though.  <\/p>\n<p>From overtourism to hosts with multiple listings to companies using it to run hotels to a general \u201cwhatever\u201d attitude toward complaints, there are a lot of problems with Airbnb. It is no longer the whole \u201cpeople renting out their room for extra money\u201d service it markets itself as. <\/p>\n<p>I&#8217;ve read all the stories. I&#8217;ve seen the data. <\/p>\n<p>With over six million listings, Airbnb is one of the biggest booking sites out there. <a href=\"https:\/\/skift.com\/2019\/08\/22\/airbnb-beat-expedia-in-booked-room-nights\/\" rel=\"noopener nofollow noreferrer\" target=\"_blank\">In the first quarter of 2019, it booked 91 million room nights.<\/a> By comparison, Expedia booked 80.8 million. <\/p>\n<p>But I figured there <em>had<\/em> to be some gems on the site. <\/p>\n<p>And what kind of travel expert would I be if I didn&#8217;t know Airbnb&#8217;s current state?  <\/p>\n<p>I went in determined to not rent places that were not people\u2019s homes \u2014 that is, any rentals run by folks with multiple listings or property management companies, which have the effect of raising rents for everyone. While Airbnb has a lot of problems, the &#8220;commercialization&#8221; of the service is the biggest.  <\/p>\n<p>The growing number of people buying property just to rent it out on Airbnb is <a href=\"https:\/\/hbr.org\/2019\/04\/research-when-airbnb-listings-in-a-city-increase-so-do-rent-prices\" rel=\"noopener noreferrer\" target=\"_blank\">driving rent up for locals<\/a><sup>1<\/sup> and forcing them out of the city. <a href=\"https:\/\/mpra.ub.uni-muenchen.de\/96131\/1\/MPRA_paper_96131.pdf\" rel=\"noopener noreferrer\" target=\"_blank\">A recent study from the Institut d\u2019Economia de Barcelona<\/a> shows that rent in Barcelona&#8217;s most touristy areas has increased by as much as 7% between 2012 and 2016.<sup>2<\/sup><\/p>\n<p>Furthermore, in 2016 (the most recent data I could find), true home sharing, where the owner is present during the guest\u2019s stay, accounts for less than <a href=\"https:\/\/www.ahla.com\/hosts-multiple-units-key-driver-airbnb-growth\" rel=\"noopener nofollow noreferrer\" target=\"_blank\">20% of Airbnb\u2019s business<\/a> in the United States; 81% of Airbnb\u2019s revenue nationwide \u2014 $4.6 billion \u2014 comes from whole-unit rentals where the owner is <em>not<\/em> present. <\/p>\n<p>A search on the website <a href=\"http:\/\/insideairbnb.com\/\" rel=\"noopener nofollow noreferrer\" target=\"_blank\">Inside Airbnb<\/a> shows that a high percentage of units are rented by people with multiple listings: in Venice, out of 8,469 listings, <a href=\"http:\/\/insideairbnb.com\/venice\/\" rel=\"noopener nofollow noreferrer\" target=\"_blank\">68.6% of hosts have multiple listings<\/a>; in Barcelona, out of 18,302 listings, <a href=\"http:\/\/insideairbnb.com\/barcelona\/\" rel=\"noopener noreferrer\" target=\"_blank\">67.1% of hosts have multiple listings<\/a>; and in Los Angeles, out of 44,504 listings, <a href=\"http:\/\/insideairbnb.com\/los-angeles\/\" rel=\"noopener noreferrer\" target=\"_blank\">57.8% of hosts have multiple listings<\/a>. <\/p>\n<p>That doesn&#8217;t really scream the &#8220;just a person renting out their extra space&#8221; model the company likes to tout. <\/p>\n<p>And I found avoiding that a lot harder than I thought it would be. <\/p>\n<p>Even having spent hours trying to weed those kinds of homes out, I was fooled in <a href=\"https:\/\/www.nomadicmatt.com\/travel-guides\/england-travel-tips\/london\/\" rel=\"noopener noreferrer\" target=\"_blank\">London<\/a>, <a href=\"https:\/\/www.nomadicmatt.com\/travel-guides\/united-states-travel-guide\/washington-d-c\/\" rel=\"noopener noreferrer\" target=\"_blank\">DC<\/a>, and Santa Monica: those listings existed solely to be rented out on Airbnb. Those pictures that made it seem lived in? Faked. (And the place in London, which was supposed to be a room in a guy\u2019s house, <em>was<\/em> just a room&#8230;but in a house for Airbnb guests.)<\/p>\n<p>All that time spent trying to do the right thing&#8230;and I still failed! <\/p>\n<p>As this happened over and over again, I thought to myself: Is it time to break up with Airbnb? Was using Airbnb was worth the cost it exacts on residents and the time spent trying to find gems in vain? <\/p>\n<p>Being a responsible traveler is really important to me \u2014 but not contribute to the problems Airbnb causes. <\/p>\n<p>Airbnb is one of the biggest drivers of overtourism. It has created a lot of new accommodation for travelers, which in turn contributes to higher tourism numbers.<sup>3<\/sup> On the one hand, that&#8217;s good: cheaper accommodation = more tourists = more revenue. But, when unregulated and combined with the issues highlighted above, increased tourism kills the very places we love. It becomes a vicious cycle: more tourists = more money = more properties on Airbnb = fewer local residents.  However, thankfully, as I highlight in <a href=\"https:\/\/www.nomadicmatt.com\/travel-blogs\/overtourism-solutions\/\" rel=\"noopener noreferrer\" target=\"_blank\">this article<\/a>, a lot of locales are fighting back and beginning to restrict the service. <\/p>\n<p>Moreover, the company doesn\u2019t really take action against hosts behave badly. From spying on guests to denying last-minute bookings to substandard conditions to fake reviews, complaints against hosts go unattended until they become news stories like this: <\/p>\n<ul>\n<li><a href=\"https:\/\/www.cbc.ca\/news\/canada\/montreal\/airbnb-montreal-aj-host-suspended-accounts-1.5252233\" rel=\"noopener nofollow noreferrer\" target=\"_blank\">Airbnb quietly shut down a top host amid scathing reviews, but hundreds of guests were left to stay with him<\/a><\/li>\n<li><a href=\"https:\/\/www.theatlantic.com\/technology\/archive\/2019\/03\/what-happens-when-you-find-cameras-your-airbnb\/585007\/\" rel=\"noopener noreferrer\" target=\"_blank\">Airbnb Has a Hidden-Camera Problem<\/a><\/li>\n<li><a href=\"https:\/\/qz.com\/africa\/1026417\/airbnb-host-pushes-sibahle-nkumbi-in-alleged-racial-incident-filmed-by-zanele-muholi\/\" rel=\"noopener noreferrer\" target=\"_blank\">A disturbing video of a violent Airbnb host is reigniting fears of racism in the sharing economy<\/a><\/li>\n<li><a href=\"https:\/\/www.boston.com\/news\/national-news\/2019\/06\/03\/airbnb-host-kicks-out-black-guests-in-racist-exchange\/\" rel=\"noopener noreferrer\" target=\"_blank\">\u2018Which monkey is gonna stay on the couch?\u2019: Airbnb host kicks out black guests in racist exchange<\/a><\/li>\n<li><a href=\"https:\/\/www.cnn.com\/travel\/article\/airbnb-ibiza-spain-penthouse-scam-trnd\/index.html\" rel=\"noopener noreferrer\" target=\"_blank\">British couple spends $11,800 on Airbnb rental in Ibiza that doesn&#8217;t exist<\/a><\/li>\n<\/ul>\n<p>As such, I\u2019ve found the customer service to be really terrible and slanted toward hosts. There are a lot of protections for hosts but not guests. If I cancel, I have to pay a fee. If the host cancels, there\u2019s little punishment. When talking about my recent experiences with Airbnb on Twitter and Facebook, I found I was not alone. A lot of people have noticed a decline in the quality of the service lately. They still use it, but I was surprised that so many people didn\u2019t do so as much as they used to. This is ridiculous <a href=\"https:\/\/twitter.com\/Airbnb?ref_src=twsrc%5Etfw\">@Airbnb<\/a> <a href=\"https:\/\/twitter.com\/AirbnbHelp?ref_src=twsrc%5Etfw\">@AirbnbHelp<\/a><\/p>\n<p>&mdash; Raimee (@doitallabroad) <a href=\"https:\/\/twitter.com\/doitallabroad\/status\/1167809569646465024?ref_src=twsrc%5Etfw\">August 31, 2019<\/a><\/p><\/blockquote>\n<p> <script async src=\"https:\/\/platform.twitter.com\/widgets.js\" charset=\"utf-8\"><\/script><\/center><\/p>\n<p><center><img decoding=\"async\" src=\"https:\/\/media.nomadicmatt.com\/2019\/airbnb_comment.png\" alt=\"Airbnb poor customer review\" width=\"450\"\/><\/center><br \/>\n<center><img decoding=\"async\" src=\"https:\/\/media.nomadicmatt.com\/2019\/airbnb_comment2.png\" alt=\"Airbnb poor customer review\" width=\"450\"\/><\/center><br \/>\n<center><img decoding=\"async\" src=\"https:\/\/media.nomadicmatt.com\/2019\/airbnb_comment3.png\" alt=\"Airbnb poor customer review\" width=\"450\" \/><\/center><br \/>\n<center><img decoding=\"async\" src=\"https:\/\/media.nomadicmatt.com\/2019\/airbnb_comment4.png\" alt=\"Airbnb poor customer review\" width=\"450\"\/><\/center><br \/>\n<center><img decoding=\"async\" src=\"https:\/\/media.nomadicmatt.com\/2019\/airbnb_comment5.png\" alt=\"Airbnb poor customer review\" width=\"450\"\/><\/center><\/p>\n<p><a href=\"https:\/\/www.facebook.com\/nomadicmatt\/posts\/10156779102154067\" rel=\"noopener noreferrer\" target=\"_blank\">There are plenty of people who are still having wonderful experiences with the service<\/a>. As a whole, I still like it. There <em>are<\/em> some hidden gems, wonderful people, and cool experiences on the website, especially when you get out of the big cities. You just have to stick to the &#8220;Rooms&#8221; section, which lets you search for listings in people&#8217;s homes or guest houses. It&#8217;s like how Airbnb used to be \u2014 people renting out extra rooms or guest houses for added cash. You always get your own room and, sometimes, a private entrance. You&#8217;ll also get to interact with your host, who can provide lots of insider tips and insight to your destination. <\/p>\n<p>I&#8217;ve used Rooms a lot in the last couple of years \u2014 in LA, Rome, Paris, Nice \u2014 and, to me, as a solo traveler, it&#8217;s a much better way to travel.<\/p>\n<p>But, given the social problems it causes, the poor customer service, the hassle of dealing with hosts, the crapshoot in quality, the cleaning and other fees that make the service&#8217;s costs on par with traditional accommodation options, I&#8217;d often rather just book a regular hostel, hotel, or B&#038;B. Those are simple, easy, and straightforward. (And, unlike the Airbnb I had in D.C., will come with rooms that actually lock!)<\/p>\n<p>I don\u2019t want to contribute to overtourism. I don\u2019t want to price residents out of their homes. I don\u2019t give my money to a company that doesn\u2019t want to be a responsible stakeholder. (I haven&#8217;t even got to the lengths the company goes to fight against oversight, taxes, and regulation.)<\/p>\n<p>And I don&#8217;t have all day to spend finding a room!  <\/p>\n<p>And I&#8217;m not the only one having second thoughts. Look at this survey I conducted on Twitter about using the service:<\/p>\n<p><center><\/p>\n<blockquote class=\"twitter-tweet\">\n<p lang=\"en\" dir=\"ltr\">In light of my recent tweet on <a href=\"https:\/\/twitter.com\/Airbnb?ref_src=twsrc%5Etfw\">@Airbnb<\/a> (and some ones from the past), I&#39;m curious:<\/p>\n<p>Do you use Airbnb?<\/p>\n<p>&mdash; Nomadic Matt (@nomadicmatt) <a href=\"https:\/\/twitter.com\/nomadicmatt\/status\/1167825119093436416?ref_src=twsrc%5Etfw\">August 31, 2019<\/a><\/p><\/blockquote>\n<p> <script async src=\"https:\/\/platform.twitter.com\/widgets.js\" charset=\"utf-8\"><\/script><\/center><\/p>\n<p>Those are not numbers I&#8217;d want to see if I was Airbnb. It&#8217;s clear, for most of us, the sentiment has shifted away from the service as it&#8217;s become more commercialized. <\/p>\n<p>I\u2019m not fully ready to give up on the service quite yet. I still think you can find some hidden gems and meet some great people. When used as it was originally intended (staying in someone&#8217;s spare room), the service is magic for both hosts and guests! I do love it and it&#8217;s not all bad! <\/p>\n<p>And maybe their upcoming IPO will change its ways by bringing in new stockholders, activist investors, and more attention (stockholders don&#8217;t like negative news stories that lowers their stock price!). <\/p>\n<p>Then again, maybe it won\u2019t, and Airbnb will only get worse and I\u2019ll have to stop using it altogether. <\/p>\n<p>Only time will tell. <\/p>\n<p>But I think the situation is bad enough where one needs to be wary of the service and use it with extreme care. <\/p>\n<p>It\u2019s not the same as it used to be.<\/p>\n<p style=\"font-size:14px\">\n<strong>Notes:<\/strong><br \/>\n<strong>1<\/strong>: Since my team and I have been using the website a lot this year, we&#8217;re updating <a href=\"https:\/\/www.nomadicmatt.com\/travel-blogs\/guide-renting-apartments\/\" rel=\"noopener noreferrer\" target=\"_blank\">our guide to Airbnb<\/a> to reflect changes in the service.
